Questions covered in this guide
Put the hosting arrangement into words
NAIC cautions that home-sharing can leave gaps in personal home coverage and that platform protection requires careful review. A booking service’s protection headline is not a substitute for understanding the actual documents. Explain whether you will host a room, the whole home or a separate building, and how often you expect to do so.
Build a use-and-location map
List the areas guests may use, shared spaces, access arrangements and planned rental dates. Note whether you will remain onsite and who manages the property when you are away. Include the ownership of furnishings and any services offered to guests. Give the same facts to the home insurer and platform so their answers address the same activity.
Compare the documents by question
Make separate rows for damage to the building, damage to belongings, injury claims and the process for requesting help. For each provider, record the applicable document, eligibility conditions, exclusions, limits and deductibles. Ask which coverage must already exist and what happens outside an active booking. Leave unanswered rows open rather than assuming two products fill each other’s gaps or can be added into one benefit.
Confirm the arrangement before hosting changes
Obtain the home insurer’s written explanation and any issued endorsement or separate policy. Save the version of platform terms that applies, then revisit both when changing the property, rental frequency or management arrangement. Use the coverage comparison tool for household-policy notes and retain the hosting matrix alongside it. This guide does not decide whether hosting is legally permitted or whether a particular guest incident is covered. Check property rules and applicable requirements separately; an insurance response is not approval from a landlord, association or local authority. Print your worksheet before leaving the page if you want to keep it.
Putting it into practice
A location-and-use map forces both providers to address the same hosting arrangement. Separate property, liability and claim-process rows make gaps visible without assuming platform and personal benefits combine.
